Help in Pricing Your Property
As a first step, we will help you come to a realistic and achievable price for your property, based on a careful review of comparable properties and current market conditions. You don’t need to guess about value – we can help you reach an objective conclusion about price.

Help with Your Documents
To sell a house, condominium or lot in this area, you need to have the following ready for us to review and copy:

  • Title/deed (“Escritura”)
  • Copy of your immigration Status form; permanent resident, temporary resident, tourist card
  • Copies of your utility bills, such as telephone and electricity (note the utility bills must be in the name of the person who appears as the beneficiary on the deed).
  • Copy of title holder identification (passport or voters registration card)
  • Copy of the last property tax (predial)
  • Copy of the last Bank Trust payment
  • If you have floor plans of your property and a brief description of what your monthly expenses are, operating expenses such as: domestic help, gardener, electric, gas, water, etc, this can help us compile a complete profile of your property.

Assistance with the Capital Gains Tax for Real Estate in Mexico
The Capital Gains law changed again this year (2012). We do not determine if you are eligible for a tax exemption, that is the strict job of the “Notario Publico”. After we receive all of your documentation, we send it to be reviewed. A formal response from the Notario’s office is then sent to you for your review.

STEPS IN THE LISTING AND SELLING PROCESS

Step 1 Accepting the recommended listing price –  By your Viacapitale Vallarta sales professional.

Step 2- Sign Listing Agreement – List your property by signing the Designated AMPI Multiple Listing Contract so your property can be included in the AMPI MLS System.

Step 3- Submit listing information to the AMPI MLS System –  We develop and submit your Property Profile to the AMPI MLS System so your property can appear immediately and all agents in the Bay can have immediate access to all detailed information.

Step 4- Via Capitale Vallarta Web Site – We feature your property on our Web Site:  www.viacapitalepv.com

This first-page position is very important, simply because the great majority of potential buyers will see the Via Capitale name in immediate response to their searches and they will “click” on Via Capitale as one of the most well recognized and respected brand names in the world.  That first “click” is where so many good client relationships begin.

Step 5.- Email Campaign to our database and network – We send emails with photos and printed Profiles of your property to all of our past data base; all of the sales agents that form the sales team at Via Capitale Vallarta share their pierce listings with their potential clients.  We repeat this exercise constantly, always keeping your property fresh in the minds of people who have already reached out to us or that are still thinking of our area for future purchase.

Step 6- Begin Showings – We start showing your property with monthly reports sent via email with the results and comments from agents and their clients.  We are always available if you need to speak to us.

Step 7- Home Tour – We invite the entire Bay real estate community (approximately 80 agencies with more or less 200 agents) for a tour of your home. Don’t worry the average attendance to any of this type of events is always not more than 25 people.

Step 8.- Offer Received – negotiation – We will work hard to get to the main goal of selling your property, in the event that we received an offer, we will forward it to you immediately after it is presented to us.  We will discuss with you the pros and cons of it and we will advise you on how to counter offer.   Of course we will keep in mind that we must achieve the best possible terms for you.   Once an agreement has been reached by both parties we proceed to open Escrow.

Step 9.- Closing process – We keep you informed all of the way, we may need other documents from you; please bear in mind that Mexican law requires that a sellers is always present at the closing, so if you can’t be present for the formal closing date, we will assist and guide you on how to grant a POA to someone of your entire trust that can represent you that day.

Basically, we handle it all:  making sure all of the documentation is ready and at the designated Notarios office. Once the deed/title has been conveyed and signed by you or your POA person, our closing coordinator emails the funds disbursement letter to the Escrow company in order for them to follow the instructions in the letter that has previously been signed by both sellers and buyer.

We will request that you confirm once you receive the funds of the transaction as we wait for this news to give full access and possession of the property to the buyer.

Step 10.- Seller Satisfaction – You are very pleased and happy with our work and you refer us to a friend or family member.
